"POWER HOUSE EUROPE Study Visit in Brescia" - 19 May 2010, Brescia, Italy

Brescia is a city and commune in the region of Lombardy in northern Italy. It is situated at the foot of the Alps with a population of around 191,000. It is the second largest city in Lombardy, after the capital, Milan. The city has been chosen as the venue for this study visit as it boasts projects featuring innovative energy management, collaboration with residents and has achieved class A energy standards in new build and high energy performance in refurbishment. Three projects have been selected for the study visit.


BIRD
is one of ALER Brescia’s most innovative new developments of 52 low-energy social rental apartments.
Main characteristics: The technology used is that of dry construction with the highest levels of thermal insulation (class A CasaClima certification). All traditional power supply sources have been eliminated to achieve energy self-sufficiency from renewable sources. The energy requirement for heating, production of sanitary warm water and summer cooling is guaranteed by a system made of: geothermal system, heat pump, solar thermal, solar photovoltaic and regenerators of heat with efficiency > 75% for air renewal.


Sanpolino – Comparto ECO 15 and Coop Casa

Coop Casa – cooperative of inhabitants- is a member of Consorzio ECO 15 which built up Comparto 15 in Sanpolino (BS). Comparto 15 is composed of three different sites: site E, site B and site L, which totally count about 200. Site E is a multi-plan building composed by 190 apartments. Site B is composed of three buildings and site L is composed of terraced houses.
Main characteristics: all these buildings are characterized by a good thermal and acoustic insulation, district heating, no natural gas consumption, PV plants, mechanical ventilation systems with heating recovery.


Coop Casa Offices:
In Sanpolino also Coop Casa office is placed. It’s a low energy consumption building (class A+ Lombardy Region Certification).
Main characteristics: heavy insulated walls, radiant heating system, heating pump using ground water.

Short presentation of GESI, Integrated Energy Management System

GESI:
ALER Brescia, the municipal housing organization uses a municipal district heating system and has now established a public-Private Integrated Energy Management system (GESI) with company A2A and the municipality to carry out the conversion of heating systems in ALER Brescia’s stock. GESI will also expand the use of the existing district heating system.

Participants will have a formal brief presentation to the Villaggio Violino projet, made by Social Housing coop “La Famiglia”, Consorzio Nazionale CasaQualità and Federabitazione Lombardia.


Villaggio Violino

Situated in the Ovest of the City, this recent housing area development (2006) is integrated part of a large social housing neighborhood with more than 3600 dwellings, fully developed by cooperatives providers in 1954. Based on a public call aimed to promote innovative and sustainable housing solutions, this housing lot is composed by n. 120 terraced houses and n.2 multifamily buildings. The 143 dwellings, of which 94 for sale and 49 rented, have been built by three local social housing coops, coordinated by the “La Famiglia” coop and present a excellent energy performance in comparison the previous national energy standard.
Main characteristics: differentiation of the architectural composition in order to improve the imposed public master plan, balanced public, semi-public and private spaces; architectural integral of PV systems (1,3 kW /dwelling), reduced car presence thanks to pedestrian pathways; high thermal inertia to reduce cooling demand, use of sunspace in each dwelling, use of water saving features, emphasis of architectural design and bioclimatic approach thanks to chromatic treatment, and implementation of innovative “environmental island” approach at neighborhood level.
