Short Description
The project is a “very low” energy building, built on a standard above the required one for new buildings providing an automatic ventilation with heat recovery and a solar plant.
The building is located close to the train station close to the city centre; this location required special construction of the foundation to avoid disturbance by trains (vibrations, noise).
There is also an information system for residents on energy consumption and provision of energy saving measures.
The housing project is part of an urban renewal project which combines housing, hotels, office buildings plus shopping centre in a former idle area.

Work with Residents
Via permanent monitoring of energy consumption/solar gains and information of residents it is possible to identify situations of sub-optimal energy consumption and to provide advice for energy saving measures.
Actual energy consumption is displayed on an interface which can be checked on public monitors in the buildings as well as on individual TV sets. If energy consumption is suboptimal a lightning system informs residents; energy saving measures are provided as well.

Main Results
Like in other very low energy buildings the energy consumption is low but higher than calculated. Solar energy covers a sufficient share of energy consumption (20% of total heating + hot water).
As regards other important aspects of the projects it is notable that the special construction of the foundation (flexible to prevent vibrations from train traffic) shows efficient results; there are no complaints from residents.
Lessons learned
The extra energy efficiency components create extra costs which are partially covered by a public soft loan to keep rents on a reasonable level, otherwise it is questionable if energy savings would compensate for the extra rent components.
