Short Description

The retrofitting consists mainly in the redistribution of housing and common elements in order to adapt them to current regulations. For this, the general structure of the building remains intact: it preserves the volume, its subdivision into four portals and its wooden structure and facades.

In the main facades the original windows are recovered and, in the side walls, new windows are opened, some others are extended and in some cases the existing are closed all looking for a pace of the facade composition now nonexistent. The objectives of the project include reducing by 50% the energy consumption of the building and the use of renewable energies.

Work with Residents

A monitoring system has been installed in order to give advice and support to the users. This project is the starting point for various training activities, awareness and participation, due to its nature of "good practice" in energy efficiency and sustainability.


Funding

The public administration has funded a part of the retrofitting and the other part has been funded by the owners. It has been necessary to agree with everyone who lived in the building in order to materialize this work.


Thermal Insulation

The facades south, east and west have been insulated with extruded polystyrene 10 cm for its outer face. This system could not be run on the north side because it is protected. This facade has been insulated from the interior. The U value of the thermal envelope has been reduced by 70% in relation to the applicable regulations.


Windows and Shading

All windows have been replaced by low-e glass windows.


Ventilation

Promotion of natural cross ventilation and installation of double flow ventilation with heat recovery.


Heating and Hot Water

Installation of two biomass boilers for domestic hot water and heating, one with power of 160 kW and one 60 kW. Both boilers are fueled by pellets. In this way the system gives greater efficiency and support the boiler into operation only during peak consumption. The production is centralized. The meters will be ll individual fir each dwelling, increased system efficiency.


Electricity Saving Products

Systems for automatic on/off in public areas of the building and low energy lights have been installed. Installing appliances A+ energy rated.
