Windows and Shading Environmental Design Heating and Hot Water Ventilation Solar Thermal

Short Description

Creation of public spaces of quality: restructuring of 3,585 m2 of squares and streets, adapting them to the new requirements for the use and mobility and modernizing service networks.

Improvement of the conditions of mobility: prioritization of pedestrian areas and construction of a public parking at 222 places to give service to residents, traders and the general public.

Improvement of the living conditions of the neighborhood: elimination of the very bad quality houses and construction of 108 new quality dwellings.

Improvement of business and services: construction of 870 m2 of new commercial premises.

The performance of FORUM in this field are an answer to the challenge for social sustainability: the construction of 108 houses, 95% of which are social houses, and the design of the building with accessibility criteria, fosters social cohesion and the right to access to decent housing.

The strategy set out in the design of the project includes in a general way a methodology for implementation of sustainable approaches. This strategy rests on two pillars:

- the optimization of the passive behavior of the building by decreasing the environmental impact and energy demand;

- the use of renewable energy sources and efficient systems to meet the remaining demand.

Key Elements

Environmental Design

Passive Elements of energy efficiency Facades, each of the two buildings presents different solutions:

In the U.A.2 a solution heavily industrialised ventilated facade based panel tinting concrete prefabricated in a 80% of the surface of enclosure is used. The panels are distributed in different colors and textures, in line with the cadences between massifs and holes and in keeping with the color chart of the \"De Antic\" of Manresa.

Ventilation

In A. U. 3-5 has been adopted a solution of ventilated facade, with a closing TRESPA on the structure of aluminum profiles galvanized, thermal insulation and wall ceramic.

In virtually all of the 96 houses, has been studied the general distribution of the plants to ensure a passive cross ventilation, through the patios or openings on opposite ends to the main facades of the houses.

Windows and Shading

In both cases the rupture of thermal bridge and a coefficient of thermal transmittance of the total of the hollow.

Solar Thermal

The system of energy inputs into the installation of heating and hot water production primary health, is complemented by a installation of solar collectors from Dietrich PRO, 2.3, targeted to South and an inclination of 45 º, which is more than meet the requirement of energy intake established in the CTE (Spanish Building Regulations). The collectors are located in the covered flat of the buildings, avoiding the possible visual impact.

Heating and Hot Water

It has been used a centralized system with natural gas boilers with solar support, by means of a \"Leako\" distribution and heating with radiators murals of aluminum and distribution-tubal.

Main Results

FORUM has made available to the society which is more than a park of rental housing affordable. With this formula, in addition to provide affordable housing, FORUM follows up at first hand the use and the development of the houses, and may take profit and learn with the whole experience of having a park for rental housing increasingly broad.

Lessons learned

Cooperation with the neighbourhood has been crucial for the development of the project. Both in deciding the target groups of the rental housing protected as the focus on the fate of the commercial premises, meetings have been held at the level of local administration (regidoria urbanism in trade and culture), FORUM and neighborhood associations, which try to respond to the needs of the city and especially to those of the neighborhood, and to ensure maximum transparency and efficiency.
